Should I Buy a Home in 2026 or Wait?
This is one of the most common questions I hear right now: “Should we buy this year, or wait until things get better?” Between rates, headlines, and the feeling the market changes every week, it’s easy to feel stuck.
Here’s my honest take: most people don’t need to time the market perfectly — they need to time their life.
Start with the biggest question: Are you staying in the area for at least 3–5 years? If yes, buying can still be a smart move because you’re building stability and long-term equity. If you’re likely to move quickly, renting can absolutely be the better strategy (and that’s okay).
Next, look at your monthly payment the right way — not just the mortgage. In Texas especially, property taxes and insurance can shift your total payment more than buyers expect. I like to run realistic numbers so you know what “comfortable” really looks like before you fall in love with a home.
And I want every buyer closing with a cushion. Even new homes come with expenses: blinds, appliances, moving costs, and inevitable first-year surprises.
If rates drop later, refinancing may be an option — but you can’t refinance a home you didn’t buy. So the best approach is often: buy the right home at a payment you can confidently afford, and stay flexible.
